At Dayton Home Remodeling we specialize in attractive and affordable bathrooms. Our designer, Mike Mergler, has been remodeling bathrooms since 2003 and has remodeled over a thousand bathrooms since then. Mike is a functional and frugal bath designer and prides himself on putting together a good plan on a reasonable budget.
We always use quality name brand products such as Moen, Koehler, Aristokraft, Sterling, Bootz, Basco, Cardinal, etc. We use mid-grade rather than builder grade products for the best combination of price and quality. We believe this produces the best value for your money.
Dayton Home Remodeling limits the scope of its work to Bathroom and Kitchen remodeling, as well as mold-resistant Basement Finishing. Our target is to serve the great American middle-class, living in homes valued between approximately $100,000 and $300,000. Our full bathroom remodels tend to fall between $7,500 and $10,000 for a typical 5’ x 8’ Hall Bath, and 15,000 to $18,000 for larger Master Bathrooms. Occasionally we get a bath over or under these amounts. If you need all new drywall (gut it to the studs), add about $1000.
These figures do not include Owner supplied items, such as vanity lights, medicine cabinets or mirrors, and other small items such as towel bars and toilet paper holders. We usually have the homeowner supply these smaller items so it will reflect their own individual tastes. These items usually amount to $200-500 per job.
Historically, Hall Baths (5’ x 8’) have usually cost about 5% of the value of a house and Master Baths 10% for houses between $150-250,000 in value. The 5%/10% rule should be your benchmark as to whether or not you are spending too much or too little on your bath. If your house is worth less than $150K expect to pay a higher percentage, and if more than $250K expect to pay a little less.
In today’s market, a bathroom remodel will only increase the value of your home by 25-50% of the cost of the remodeling because it’s considered necessary maintenance, and a defensive measure so you don’t have to take a big hit when selling. Move-In Condition is essential to fetch top dollar for your property in today’s competitive marketplace. Neglected maintenance and out-dated styles can drive your price way below what you’d receive if your home was up-to-date. Of course, if you have no plans to sell in the next 5-10 years, then you can spend a little more for the amenities you want because you will actually get to enjoy them. Many people are choosing to do this because they are staying put for the foreseeable future, and they would like to enjoy a beautiful new bathroom.
