DHR’s Bath Philosophy
At Dayton Home Remodeling we specialize in attractive and affordable bathrooms. Our designer, Mike Mergler, has been remodeling bathrooms since 2003 and has remodeled over a thousand bathrooms since then. Mike is a functional and frugal bath designer and prides himself on putting together a good plan on a reasonable budget.
We always use quality name brand products such as Moen, Koehler, Aristokraft, Sterling, Bootz, Basco, Cardinal, etc. We use mid-grade rather than builder grade products for the best combination of price and quality. We believe this produces the best value for your money.
Dayton Home Remodeling limits the scope of its work to Bathroom and Kitchen remodeling, as well as mold-resistant Basement Finishing. Our target is to serve the great American middle-class, living in homes valued between approximately $100,000 and $300,000.
Our full bathroom remodels tend to fall between $12,000 and $15,000 for a typical 5’ x 8’ Hall Bath, and $20,000 to $25,000 for larger Master Bathrooms. Occasionally we get a bath over or under these amounts.
Skilled Labor shortages in our area and nationwide have pushed up remodeling costs dramatically (nobody tells their kid to grow up and be a carpenter or a plumber, do they?). We have struggled to keep our prices affordable for middle class pocketbooks, but we have had to increase compensation significantly to keep our skilled workers, and our prices now reflect this. We’re still as reasonable as possible, but the entire supply/demand curve has shifted to the right. It’s a new reality that everyone will have to get used to. The days of $5-10,000 Hall Baths are gone forever.
To help mitigate these costs, we are comfortable with our customers supplying some materials and/or doing things themselves to save money, such as painting. Our objective is to make your project affordable so you can do it. Hence we itemize all our bids, so you can identify and make changes to save money if need be. We also do our bids on the spot whenever possible so we can discuss different options with you then and there.
Our bid process is more like a planning session than a hard sell. It also helps to itemize everything during this process because there are too many details in a modern remodeling project to leave to memory. Itemization is rare in our industry but we have employed this transparency for over 20 years to great success. If we need to change something, the pricing is clear, whether it’s an additional expense or a credit back – it’s all there, no misunderstandings.
In addition to this, our Operations Manager and Partner, Brian Harrison, will have two additional “walk-throughs” with you prior to any work being done, so you have at least 3 planning sessions to ask questions and make any changes, before we start. Lots of planning in advance minimizes the chance of misunderstandings and/or mistakes on your project.
In today’s market, a bathroom remodel will only increase the value of your home by 25-50% of the cost of the remodeling because it’s considered necessary maintenance, and a defensive measure so you don’t have to take a big hit when selling. Move-In Condition is essential to fetch top dollar for your property in today’s competitive marketplace. Neglected maintenance and out-dated styles can drive your price way below what you’d receive if your home was up-to-date. Of course, if you have no plans to sell in the next 5-10 years, then you can spend a little more for the amenities you want because you will actually get to enjoy them. Many people are choosing to do this because they are staying put for the foreseeable future, and they would like to enjoy a beautiful new bathroom.
