Our Materials

We specifically use brand-name “mid-grade” materials for the best combination of quality and price. We do not use “builder grade” products because they are cheaply made and often fail quickly. Kohler, Moen, Sterling, Cardinal, Aristokraft, Elkay, In-Sink-Erator, Florida Tile, Daltile, Delta, Dupont – these are just some of the brand names that are standard with us. You can count on quality products from us without having to be a product expert yourself.

1. Porcelain/Ceramic Floor or Wall Tile

Unless your agreement has a different amount, your allowance is $5/Sq Ft for Floor Tile & $10/Sq Ft for Wall Tile for all tile and Thinset (mortar). Your tile allowance is the same for all types of porcelain/ceramic tile for your job, such as decorative pieces (Listellos) and end pieces (Bull Nose) which are priced by the piece, not the square foot. These other pieces are more expensive, and the budget can be exceeded resulting in additional cost to you. If you exceed your allowance we will quote the difference and you can pay for it, or you can choose an alternative that’s less expensive. 

Standard pattern is square layup of 4 x 4’s, 6 x 6’s, 8 x 10’s, 12 x 12’s, etc. on walls (Note: 6 x 6’s are cut from 12 x 12’s and have two rounded and two sharp edges making grout lines uneven). Subway style is 50% more labor cost than standard layup, and must be added by change order unless it is included on your bid sheet. Custom tile shower floors use 2 x 2 mosaic tiles and the tile allowance is $15/SF on shower floors. We do not install “river rock.” Standard layup also means only one size and color tile. Standard layup does include a row of different tile (i.e. mosaic, listellos, etc.) at eye level at no extra cost.

YOUR TILE ALLOWANCE DOES NOT INCLUDE ANY OF THE FOLLOWING: real stone or any tile other than ceramic or porcelain, any pattern difference from standard square layup, mixing of different tile sizes, decorative tiles, more than one color, subway or diagonal installation, different patterns or anything other than the standard square layout, unless notated on your bid sheet. All these variations will incur an additional expense to be determined for labor and materials, which requires your approval by written change order prior to installation. We do not give any credits back if you spend less than your allowance, except by special arrangement. We do not use the Tile Shop because of delivery issues and customers being pushed into over budget tile, and higher cost labor patterns, by salespeople there. It’s all over budget!

b. Home Depot – any location. Make sure the tile you choose has Bull Nose available in the same color and material.

2. Vinyl Floor Tile

Luxury Vinyl Tile (LVT) or Luxury Vinyl Plank (LVP) is a snap together, floating floor option that is impervious to water.  We use the terms LVT or LVP interchangeably. Our cost of material allowance is $5/SF

a. Home Depot – any location. “LifeProof” is their good product.

b. Lumber Liquidators (LL Flooring) – 425 N. Springboro Pike (Rt. 741) across from Dayton Mall Home Depot. 684-9660.

3. Countertops

a. For cultured marble or cultured granite (man-made cultured stone) bathroom sink tops please call for an appt. We use:

4. Lighting

5. Owner Supplied Materials

a) Contractor will not start the work until all owner supplied materials are on site. It can take 3-6 weeks to obtain materials so it is owner’s responsibility to have them there in a timely fashion. Contractor does not supply free warranty labor for replacement of defective materials supplied by Owner.

b) Whatever work Owner is doing must be done in a timely fashion on Contractor’s schedule. If Owner does Demo it must be done by Contractor’s start date. Painting must be done when walls are ready for paint. Owner may need to paint overnight to meet schedule. Owner agrees not to delay Contractor’s work by non-performance of Owner’s work. Contractor’s Crew Leader will coordinate this with Owner.

c) Owner supplied materials must be approved by Contractor. Contractor uses Moen faucets, Sterling (Kohler) plastic tub and shower units, Dreamline shower bases, Bootz porcelain-on-steel tubs, Kohler toilets, Broan/Nutone, Panasonic or GE fans, Aristokraft cabinets (www.Aristokraft.com), Delta or Sterling (Kohler) stock shower doors, W. Miller (Xenia) custom shower doors. Contractor knows these products and how to install them. Different brands increase labor and material costs. Therefore, Contractor does not install other brands except by special arrangement and at additional cost. Contractor does not install cast iron products or heated floors.  

6. The Walk-Through

As we near the time frame for your installation, the Crew Leader assigned to your project will set up a WALK THROUGH appointment with you. Please have your tile and grout color and any other selections chosen by this time.
